Hello Fellow Owners,
We would like to give some clarity to the leadership situation at Treasure Lake along with updates about a few other items.
We have had some questions and confusion on how we have temporarily assigned the Command-and-Control structure at Treasure Lake.
Wally Johnson, Head of Security and Assistant to the Manager, helps with day-to-day operations until a General Manager is hired. Gary Jones is assisting as a representative for the Board of Directors (BOD) in the daily operations of the park.
On another note, we have had an extremely successful response to the advertising of the Treasure Lake General Manager job posting. The BOD was given a zip drive with 99 resumes on Friday, 19th of April for their review. Since then, we have received multiple other interests/resumes for this position.
On April 21st, the BOD had a conference call and decided we will start reviewing all resumes and the process of narrowing down the top 25 resumes which will happen this week. Once this first process is complete the BOD will then have a meeting and select the “Top” candidates and start scheduling the first interviews.
Since the applicant that was offered the “Interim Manager” position declined, we have decided not to hire this position and focus our efforts on the best candidate for the General Manager position and that hiring process.
Lastly, interviews for the open position on the Board of Directors was held on April 21st and we would like to congratulate Tim Wells for being selected to fill the open position which will expire October 2024.

Spring Clean Up Event
The Board would like to thank everyone who came out to volunteer at our Spring Clean-Up event. With the help of over 30 people, we got so much accomplished and we’re so happy with the progress.
• painting the security shack
• cleaning and sanitizing all of the tables and chairs in the lodge and clubhouse
• washing windows at the lodge, clubhouse, and reception area
• painting the air station
• power washing the lodge deck
• power washing all the walk bridges
• picking up sticks and large limbs in Phases 1, 2 and 3
• blowing off pad sites, pavilion, and screened-in deck
• fixing chairs, basketball goals, and a frisbee golf basket
• clean up of the haunted trail
• painting of the statues on the golf course
• cleaning and organizing the library
• completely giving the BBQ grill a new makeover (not sure if it will still survive, though – it was pretty bad.)
WOW, what a day!
We finished the afternoon with hotdogs and prizes (thanks to Activities, Rock n’ Roll, and Reception donations). The possibilities are endless when we all work together as a team. Let’s do it again soon!
If you are coming to the park and would like to volunteer for a project, we will start posting some of the tasks that need to be accomplished and who you can contact to make it happen.

We regret to inform you Randy Lowrance respectfully declined the Interim Manager position. As a board, we felt Randy was the best candidate to fill a void and help move the park towards great progress and improvements.
Although this was just a temporary position, Randy’s knowledge in preventative maintenance, customer service, city codes and restrictions, plus a 30- year history of providing Owners of TL with quality repairs and service would have been an asset in keeping our park operations moving forward until a GM is hired. Working closely with other team leaders, his enthusiasm and experience would have been an asset to all of us.
We hope all owners and staff at TL will work as a team moving forward and respect the process and future applicants as we continue our search for the TL General Manager.

Hello Fellow TL Owners,
The Treasure Lake Board of Directors is currently accepting applications for General Manager. The deadline for receiving resumes has been extended to May 31st, 2024.
The updated GM job description has been finalized today and has been sent to all “Applicants” that have expressed interest along with an Employee Handbook (10-23).
The BOD will be posting this opening on numerous electronic sites as well as other locations to seek the best qualified knowledgeable and qualified applicants.

Treasure Lake General Manager Job Description
– In Beautiful Branson, Missouri
Job Summary: We are seeking an energetic and experienced General Manager to oversee the daily operations of a family-focused campground, which includes campsites, cabins, and rental houses along with several departments such as maintenance, security, pools and aquatics, activities, housekeeping, retail, food, and office/reservations. The General Manager will be responsible for ensuring the smooth and efficient running of the campground while providing exceptional customer service.
The ideal candidate will be a natural leader, able to motivate and manage a diverse team of staff members, provide exceptional customer service to owners, with a focus on maximizing revenue growth.
Key Responsibilities:
• Oversee and manage all aspects of campground operations, including staff management, financial management, guest services, and facilities maintenance. (With BOD)
• Develop and implement policies and procedures for each department to ensure efficient and effective operations and owner satisfaction. (With BOD)
• Hire, train, and manage all department heads, ensuring they have the tools and resources necessary to succeed. (BOD approval for all management positions)
• Work closely with the office team to ensure compliance with company standards and regulations. (City of Branson and to enforce the TL restrictions, by-laws and rules of TL)
• Continuously monitor and evaluate campground operations to ensure the highest level of guest satisfaction, employee morale, and profitability.
• Ensure a safe and secure environment for owners and staff by implementing and maintaining proper security protocols and emergency procedures.
• Manage the budget and financial performance of the resort, including forecasting and budgeting, monitoring expenses, and developing and implementing strategies to improve revenue and profitability in all departments including a five-year plan.
• Maintain positive relationships with local community leaders, vendors, and partners to ensure a seamless operation and mutually beneficial partnerships.
• Ensure compliance with all local, state, and federal laws and regulations pertaining to the operation of a campground.
• All other responsibilities related to managerial duties, but not listed.
Qualifications:
• Minimum of 5 years in a management position. Hospitality, Hotel, and RV Resort Management is helpful, but not required
• Project/Construction Management experience preferred
• Ability to work long hours and weekends
• Ability to be on call 24 hours a day during occasional periods
• Excellent customer service, communication, and problem-solving skills
• Excellent interpersonal, motivational, and writing skills
• Must be able to work in a fast-paced office environment and perform physical duties of those they supervise
• Must have valid driver’s license.
• Personable, enjoy working with children/people
• Must acquire and maintain necessary licenses and permits needed for the operations of the park, paid and reimbursed by the company.
• Possess excellent organization and project management skills, leadership skills as well as the ability to manage and complete multiple projects simultaneously.
• Proficiency in software including but not limited to: Google Sheets and Excel
• High level understanding of theming, entertainment, and recreation programming
• Must submit to and pass a drug screening and background check.

Treasure Lake Volunteer Clean-Up Day is this Saturday, April 13, from 8 am to 4 pm. We will meet in the Lodge to distribute tasks and give specific guidance.
A hot dog cookout will take place either at the Phase 1 fire pit or pavilion (TBD) at 4:00 pm – all volunteers will be given a ticket for their meal.

Paint parking curbs, lines, and symbols on parking lots

Picking up broken limbs and piling on curb for pick up

We received and accepted Jack Mustard’s resignation from the TL Board of Directors effective April 7th, 2024.
This position will be an “Appointed” per the Bylaws/Rules and Regulations and will expire October 2024.

Hello Treasure Lake Owners
Sorry for the delay is posting the February financial reports.
When the draft copy was received and reviewed by the Finance Committee, several errors were found which required some time and research by our accounting firm. I received the corrected copy Friday night and I am still looking at the corrected copy for any additional corrections.
I immediately noticed a decrease in Annual Dues revenue and submitted that to the accountants. They verified the 2024 amount is correct but the 2023 number was misstated and not corrected in 2023. You will also see that rental and guest rental revenue is down year over year (YOY).
In spite of this, the 2024 revenue YTD is almost exactly the same as 2023. Cost of sales is down $12,713 YOY and Operating Expenses are down $44,189 YOY. This means we have seen a $66,588 improvement to our bottom line for the first two months.
We have received our new Golf Cart rental contract and will save approximately $13,200.00 per year. We identified a savings with our cell phones. We have had and been paying for 33 cell numbers, most not being used. We have cut those back to 10 lines saving approximately $8,400 per year.
Please know that we are diligently looking for savings and ways to improve the financial condition of Treasure Lake, and we are making progress. If you have any questions, please feel free to contact me or another Board member.

Randy Lowrance has been offered and accepted the Interim General Manager position at Treasure Lake. This position is a “Temporary” position with Treasure Lake. The BOD will be accepting applications for the General Manager (GM) position until April 18th, 2024. The deadline date is susceptible to be pushed further back if quality applications have not been received.
The updated GM job description will be finalized this week and the BOD will be seeking to post openings on sites such as LinkedIn, Indeed and various RV camping sites to assist in seeing knowledgeable and qualified applicants.
